    I read the form that has to be filed for the credit and could not find any reference to selling it or the length of ownership. Perhaps I'm wrong but it appears that I'll get the credit which is why I'm factoring it into the selling price.

    you might reconsider figuring in the tax credit... turns out the irs hasn't issued specific recapture rules yet for this credit (but they intend to), other tax benefits seem to be in the 3 year range. the deduction for those of us who bought in 05 is 3 years.
